Shingles simply do not have the average lifespan of an asphalt roofing on average they can last anywhere from 15-20 years.
Not sure of the age of your roof? Sometimes you can tell simply by watching what your neighbors are doing. If your home was built around the same time as those in your neighborhood, and it’s not the original roof, chances are your roof is around the same age and may be ready for replacement. If you determine that your roof is over 15 years old, it’s a good idea to at least have it inspected for wear and damage.
1. Condition
Telltale signs of a poor condition that can be observed from the ground include shingle loss, curling of shingles, finding granules/shingle pieces in your downspout, interior leaking or just looking worn. If you have moss or algae growth, that may indicate that water is not shedding properly from your roof and can cause damage. Things you cannot see from the ground include cracking of shingles, hail damage, and granule loss. When your roof is looking shabby, it’s time to replace.
2. Look/Style
Have you updated your home recently with new siding or paint? The roof can be the “rug that ties the room together”. It’s surprising how much a mismatched roof can ruin the curb appeal of your home, or how much a complimentary roof can be the cherry on top!
3. Adding Value
If you are planning on selling your home in the near future, it might be worth putting the extra money into a new roof, especially if the roof if showing wear. Having to replace a roof will be first on your buyer’s minds, and will give them extra bargaining power when negotiating.
